1.1 Acceptance of Terms

By accessing or using the GullyNest platform (www.gullynest.com), you agree to be bound by these Terms and Conditions. If you do not agree, please refrain from using our services.

1.2 Scope of Services

GullyNest is a technology-driven listing platform that facilitates connections between outgoing tenants, landlords, and prospective renters. We provide “Insider Details” and contact information to help users make informed housing decisions.

1.3 User Accounts & Verification

• Users must provide accurate, current, and complete information during registration.
• You are responsible for maintaining the confidentiality of your account credentials.
• GullyNest reserves the right to suspend accounts found providing fraudulent property details.

1.4 Payments & Service Fees

• Free to browse and contact: Browsing listings and contacting listers through Gullynest is free. Listing a property is free.
• One-time closure fee: When an incoming tenant signs a rental agreement for a home found through Gullynest, they pay Gullynest a one-time fee. The amount depends on who listed the home and is shown on each listing:
  • owner listings: 50% of one month’s rent;
  • outgoing-tenant listings: 50% of one month’s rent, minimum ₹3,000;
  • agent listings: the agent’s brokerage.
  “One month’s rent” is only the basis for the percentage; nothing is deducted from rent.
• Outgoing tenant’s referral: An outgoing tenant may add an optional referral, up to 25% of one month’s rent. When they do, Gullynest’s share becomes 25% of one month’s rent, minimum ₹3,000, and the referral is added on top.
• Optional paid services: The ₹199 Verified badge and the Agent Pass are governed by the Cancellation & Refund Policy.

1.5 Disclaimer of Warranties

GullyNest does not verify the physical condition of properties. We provide the platform “as is.” Users are strictly advised to visit the property and verify all legal documents before entering into a rental agreement.
